Am I legally required to do water hygiene work as a landlord?
Yes. The Health and Safety at Work Act 1974 and ACOP L8 require landlords to assess and control Legionella risk in any rental property with stored or stagnant water. For HMOs, care settings and properties with cold water storage tanks, written risk assessments and periodic tank cleans are effectively mandatory.
How often should a cold water tank be cleaned?
ACOP L8 recommends inspection at least annually and a full clean and disinfection at minimum every two years — sooner if sediment, biofilm, or temperature issues are found at inspection. We can put your property on a scheduled rota.
Do TMVs really need annual servicing?
Yes. Thermostatic Mixing Valves drift over time, especially in hard water areas. An out-of-spec TMV can scald a vulnerable user. Annual flow-rate test, scald-failure test and re-calibration is the published manufacturer requirement for TMV2 and TMV3 valves in care settings.
