Brief & flow test
Talk through symptoms, isolate the system, watch the meter to confirm a real leak vs a meter fault.

Acoustic & thermal sweep
Listen on copper runs at each room, thermal image walls and floors for warm-water leaks.

Tracer gas (if needed)
Drain the suspected run, charge with non-toxic tracer gas, sweep the surface with a detector. Pinpoint to within 5cm.

First-fix & repair
Wall opened only at the located point, leak cut out, fresh copper soldered in, pressure-tested, plasterboard patched ready for decorator.

Yes — tracer gas is the right tool for buried runs. We isolate the suspect line, charge with non-toxic gas, sweep the floor surface with a detector and pinpoint to within 5cm. No speculative jackhammering.
How much will the repair itself cost?
First-fix repair (cut out, fresh copper, solder) is included in the £110 detection fee. Major repairs (full repipe, slab repair, ceiling reinstatement) are quoted on site before any work starts.
Will my insurance cover detection?
Most home policies now include 'trace and access' cover — your insurer pays for detection. We invoice them direct on request and issue a full written report.
