Cold Water Tank Cleaning: How Often & Why It Matters

If your UK home or property has a cold water storage tank — typically a black or grey plastic box sitting in the loft — it needs cleaning. Not "ideally", not "occasionally". It is the most overlooked health risk in domestic plumbing.

What's Actually Growing in Your Tank

A neglected loft tank accumulates four things you don't want in your drinking water:

  • Sediment from the mains supply, settling on the tank base
  • Biofilm — a slimy bacterial layer that coats the tank walls
  • Insects, rodents and bird debris if the lid isn't properly sealed
  • Legionella pneumophila — the bacterium that causes Legionnaires' disease, which thrives between 20-45°C

How Often Should a Tank Be Cleaned?

The legal anchor is the Health and Safety Executive's Approved Code of Practice L8 (ACOP L8) and the supporting HSG274. In summary:

  • Annual inspection at minimum — tank condition, water clarity, sediment, temperature, lid integrity
  • Full clean and chlorine disinfection at least every two years — sooner if the annual inspection finds problems

  • Sample-test water quality at refill
  • Written certificate documenting the work, chemicals used, and dates

Can I clean a cold water tank myself?
